We have reviewed the first half of 2010 and prepared this summary, to let our web watchers know what has happened in the real estate market in Richland County and the surrounding communities like Lexington, Ontario, Madison,  Galion, Shelby, Bellville and Butler, Lucas, etc. The month of January 2010 was lowest number of sales and dollar volume in the last 5 years. Things were looking disastrious for our area. But with the first time homebuyer tax credit kicking in it quickly improved and the picture started to look brighter. However, the tax credit ended April 30th and the market seems to have reflected that lack of an incentive.April and May were some of the best months in the last 5 years. We anticipate that the year will end with about a 10% uptick in the number and dollar volume of sales. It looks as though there would have been another bad year had it not been for the incentive. The good news is that the average sale price increased about 1.5-2 percent over the previous year. Our average sale price is now averaging about 5% more than last years six month average. The encouraging news is that the July, 2010 average was considerably high than May by almost 14% . Lets hope that trend continues.

We encourage anyone that can qualify for a mortgage or who has cash available to purchase a home NOW. The prices seem to be at the bottom based upon the average sale price not decreasing in this half over a year ago. There is a high quality inventory of homes in our area. Imterest rates are lower than anytime since records have been kept. There are plenty of institutions willing to lend money.
